1. Project Details

• The project "Gera's Garden in The SKY Phase I" #OwnTheBlue is being developed on a 7.5-acre land parcel at Kharadi, Pune by Gera Developers.
• The images, brochures, and marketing collaterals are artistic impressions and are subject to change without prior notice, as per developer discretion or statutory approvals.

2. Inventory & Availability

• A total of 120 private pool residences are being launched under this release.
• Allocation of residences will be strictly on a first-come, first-serve basis, subject to availability at the time of booking.

3. Pricing & Payment

• Final pricing is subject to floor rise, view preference, unit size, and additional charges such as stamp duty, registration, GST, maintenance, and other statutory levies.
• Payment terms shall be as per the construction-linked payment plan provided at the time of booking.

4. Booking & Confirmation

• A booking will be considered confirmed only upon receipt of the booking amount and execution of the Allotment Letter/Agreement to Sell.
• The developer reserves the right to cancel a booking in case of non-compliance with payment schedules.

5. Possession & Delivery

• Possession timelines will be shared as per the RERA-registered agreement.
• Any delays arising due to force majeure, regulatory approvals, or unforeseen circumstances will be handled as per applicable laws.

6. Legal & Compliance

• All sales are subject to the provisions of RERA (Real Estate Regulation & Development Act, 2016) and applicable Maharashtra state rules.
• RERA Registration Number will be made available once statutory approvals are finalized.
